Living in Arcadia

Arizona's first citrus grove was planted here in 1899 near 56th Street and Indian School Road, and the rich soil and canal water at the base of Camelback Mountain made the area one of the state's most productive citrus districts through the mid-1950s. The Arcadia Water Company, founded in 1919, built 15 miles of concrete irrigation piping that still shapes the neighborhood's famously green, tree-lined lots today.

As citrus farming wound down, the groves gave way to suburban ranch homes on oversized lots, many still shaded by decades-old grapefruit and orange trees. That combination, mountain views, mature landscaping, and a short drive to both Old Town Scottsdale and central Phoenix, has made Arcadia one of the valley's most competitive and consistently appreciating neighborhoods.

Citrus & Green Lots

Irrigated, oversized lots with mature citrus trees are the neighborhood's signature, a legacy of its farming history that sets it apart from the desert-landscaped subdivisions nearby.

Camelback Mountain

Arcadia sits at the mountain's southern foot, with the Cholla and Echo Canyon trailheads both a short drive away.

Dining & Shops

A dense cluster of independent restaurants, coffee shops, and boutiques along 40th Street and Campbell Avenue gives the neighborhood a walkable commercial core.

Schools

Zoned to Scottsdale Unified School District (Arcadia Learning Community), with a cluster of top-rated private options nearby. Fair housing law means I can't offer an opinion on school quality, always confirm boundaries with the district and check independent ratings below.
